Clarus Maplewood, the new 20-unit apartment building under construction in Maplewood Village, will be completed some time this summer.
A representative of JMF Properties, the developer and owner of the Clarus, estimated that initial residential move-ins will take place this summer. As the opening nears, he said that JMF will make an announcement with a more specific date.
Meanwhile, potential residents can now pre-lease units in the building.
A farm-to-table restaurant is in the works for the groundfloor, and Starbucks and BCB Bank have already signed leases for commercial space in the building.
According to a release from JMF, the 20 residential units offer “an entire residential experience that incorporates health, wellbeing, convenience and luxury.”
“Renters who want to live at CLARUS Maplewood can now lock in their place early, well before the community’s initial occupancy scheduled for this summer. Pre-leasing is available for the entire collection of just 20 thoughtfully-designed one- and two-bedroom residences.”
The release also touts Maplewood Village as a selling point:
“Located in the heart of Maplewood Village, voted New Jersey’s number ONE downtown by New Jersey Monthly Magazine, CLARUS is just steps from an array of sidewalk cafes, coffee shops, upscale boutiques, galleries and the Maplewood train station, with direct service to midtown Manhattan.”
Plus, “CLARUS residents will enjoy downtown Maplewood’s high walkability score. Everything needed for day-to-day living and enjoyment is within walking distance, including destinations such as Kings food market and the Maplewood Theatre just across the street, and one of New Jersey’s most active train stations just steps from the community’s front door.”
The promotional release for the pre-leasing is big on marketing the building’s WELL Building Standard designation — a designation “created by the International WELL Building Institute to ensure the buildings that people live and work in positively impact their health and wellbeing. Certified WELL Multifamily Residential buildings create an environment that helps improve resident sleep patterns, nutrition, fitness and mood.”
“CLARUS Maplewood will be unlike any other residential community in New Jersey,” said Joe Forgione, the Founder and Principal of JMF Properties. “We developed this project from the inside-out, focusing first on the resident experience and then shaping our overall design around the lifestyle and environment we wanted to create. The result is a product that embraces the charm and character of Maplewood while also creating a new standard of living that will withstand the test of time, with a focus on the health and wellness of our residents.”
The release states that the name “Clarus” comes from Latin, meaning “clear” or “bright,” and the building “offers a balanced lifestyle with light-filled residences, exquisite finishes and appointments and a curated collection of amenities. Spacious residences will feature such high-end finishes as Jenn-Air, Whirlpool and Liebherr stainless steel appliances and Quartz countertops. All residents will have access to a full suite of amenities including a state-of-the-art fitness center, yoga and spin studio, package center, resident lounge, billiards, and a beautifully-designed luxe lobby with double-sided fireplace. A digital, fitness-on-demand personal trainer will also be available 24 hours a day in the virtual fitness room.”
The building also includes a 20-car parking garage “with an electric car charger, personal storage space for residents, secured bike storage, and elevator service.”
The spokesman noted that each residence includes one parking space, as stated in the lease.
JMF Properties also unveiled Clarus Maplewood’s brand new website, which potential tenants can visit for more information: www.clarusmaplewood.com.
