South Orange Village cut the ribbon Monday morning on Third & Valley, the brand-new, five-story mixed-use retail and apartment complex that recently opened its doors.

The development has a total of 215 apartments, including studios and two-bedrooms. Ten percent of the apartments are reserved for low-income households. The building is so far one-third leased, with all studios rented, said a spokesperson.

Third & Valley is a green building, constructed with using local, recyclable, and renewable materials. Amenities include a fitness center, a landscaped courtyard with outdoor kitchen and pool, a clubroom and a “yoga lawn.” Half of the 3,000-square-foot, ground floor retail space has been leased by Artistry Salon and the other half will likely be occupied by a cafe with an outdoor patio.

In attendance at the ceremony were South Orange officials including Village President Sheena Collum, Township Administrator Barry Lewis, Trustee Walter Clarke, DPW Director Tom Michetti, and executive director of the South Orange Village Center Alliance (SOVCA) Bob Zuckerman.

Also on hand were Jonathan F.P. Rose, president of the Jonathan Rose Companies, and representatives from Bozzuto, the property managers and McGrann Associates, the engineering consultants.

Collum said the building marked an “incredible transformation for the entire community,” and noted that it has “attracted a high caliber of developer [who] want to set up shop here.”

The building is “a milestone in the renaissance of South Orange,” said Lewis, who praised the Jonathan Rose Company’s commitment to quality and excellence throughout the process.

“It all starts at the top,” Lewis said. Gesturing toward Rose, Lewis said, “This whole thing is a testament to you and your leadership.”

Lewis thanked past Village Presidents including Doug Newman and Alex Torpey, as well as the South Orange Planning Board and development committee, for being instrumental in helping the building become a reality.

Rose said his company had been committed to this “special project,” which he referred to as a “grandchild building;” i.e. one a developer builds to last forever. By constructing Third & Valley, his company was “investing in the future of South Orange.”

Collum noted the project’s public/private partnership, with South Orange contributing the property and the developer providing 250 public parking spaces, a $440,000 contribution to the town’s affordable housing obligation, and $1.1 million toward construction of the new South Orange Rescue Squad headquarters.
