Site Plan Hearing for Villas at Orange Lawn Continued to November 7

Once approved, it will take BNE Real Estate three years to complete a project to build 20 townhomes on the lower third of what is now Orange Lawn Tennis Club.

However, BNE needs to get through the approval process first.

A special meeting last night of the South Orange Planning Board to continue expert testimony on the Villas at Orange Lawn project which began at the October 5 Planning Board meeting will now be carried to the November 7 meeting.

At that time, another date for a special hearing on the Villas will be announced.

At the meeting last night, Planning Board members and neighbors of Orange Lawn asked Michael Lanzafama, the project engineer for the Villas, multiple questions about the proposed development, including queries about access roads, drainage, sidewalks, screening for parking, retaining walls, dumpsters, construction staging and more.

The project’s architect, landscape architect and a representative of Orange Lawn Tennis Club were also scheduled to testify (the traffic engineer was unable to attend due to a death in the family), but after two and one-half hours of testimony by and questioning of Lanzafama, Planning Board Chair Harold Colton-Max said it was time to call it a night.

Reminding the board that the traffic engineer had been unable to attend last night, Colton-Max said the absence turned out not to be a problem: “It could be two, three meetings before we get to the traffic engineer.”
